Situation

When Jay Suites expanded into the historic Pioneer Building in Downtown Brooklyn, the vision was clear: create a workspace that stayed true to the building’s Brooklyn character while delivering the comfort, functionality, and professionalism expected from a premium co-working environment.

As a provider of flexible office spaces across New York City, Jay Suites understands that a successful workplace is about more than furniture and finishes. The way a space sounds and feels has a direct impact on how people work, collaborate, and connect. From the earliest planning stages, acoustics became an essential part of the design strategy.

Challenge

The biggest challenge was balancing the preservation of the building’s historic character with the acoustic demands of a modern co-working space. High-traffic areas including the reception, corridors, and meeting rooms were expected to generate significant noise throughout the day.

Rather than simply reducing sound, the goal was to integrate acoustic solutions that felt intentional and complemented the architecture. Standard products would not achieve the desired result. Every element needed to support the design vision while providing meaningful acoustic performance.

Solution

Collaboration between Jay Suites, the architect, and the Hush Acoustics team led to a completely customized approach. Every acoustic solution was designed specifically for the space, allowing performance and aesthetics to work together seamlessly.

One of the most distinctive features is a custom divider system developed exclusively for the project. Careful coordination, material selection, and the fabrication ensured the dividers delivered both acoustic performance and visual impact.

In the reception area, custom Vinyasa panels were integrated directly into the architecture, extending from the walls onto the ceiling to create a sculptural feature that improves sound quality while becoming a defining design element.

Throughout the project, every detail was carefully planned, fabricated, and installed to preserve the building’s layered Brooklyn character while creating a quieter, more comfortable environment.

Results

The completed Jay Suites Brooklyn location demonstrates how acoustic design can become an integral part of the architecture rather than an afterthought. Custom dividers and integrated wall and ceiling panels help reduce noise throughout the workspace while enhancing the overall aesthetic.

Today, the office provides a more focused and comfortable experience for tenants and visitors without compromising the historic character of the Pioneer Building. Since completion, the acoustic features have become one of the most recognized aspects of the project, with Jay Suites highlighting both the visual impact and the improved sound quality.

This project showcases how thoughtful acoustic design can enhance workplace performance while respecting and celebrating the unique identity of a historic space.
